LSPIM are a commercial property investment company that owns and manages Waterfront House. The existing fan coil units were lifecycle expired and LSPIM instructed the project to install new FCUs in the 1st floor demise.

The Brief
The office space was occupied by an existing tenant. The 6-week programme to replace the FCUs was to be carried out during normal hours on a rolling phased programme utilising swing space. QBS completed extensive surveys and validations of the existing HVAC services and developed a programme and strategy that would ensure all services to other demises would remain in operation during the project. A phase programme utilising swing space within the demise allowed for the removal of the existing FCUs and installation of the replacement FCUs. The existing ceilings and supply grilles were to be retained so QBS designed and fitted new multi-spigot plenum boxes to the grilles to connect to the FCUs. The tenant had disconnected the base build FCUs and installed their own VRF fan coil units in meetings rooms and break out areas. QBS replaced these FCUs for future proofing when the demise was returned to CAT A
Works Included

QBS supplied, installed, and commissioned the new FCUs in the tenants demise without any impact on their Business As Usual. The new FCUs were fitted with Crane manifold valve sets including PICCVs which provided close control of the space temperatures.

The installation of the tenant disconnected FCUs future proof the installation and required minimum work and cost to return to service during the CAT A fit out
